Booking & Cancellation Policy

Please note that by placing a booking with us, you are agreeing to and are bound by the terms laid out in our booking & cancellation policy and by the terms set out in our Freetobook booking agreement. Due to high numbers of bookings being cancelled at very short notice, we do not offer short notice free cancellation.  Please be sure that you really want to stay with us before committing to booking.

Reservations can be made either online, by telephone or by email.  A deposit by Debit/Credit Card of the first nights’ stay for each room booked is required to secure your booking. (*For bookings of 7 nights or more, a deposit of the first 2 nights is required). A booking is fully secured upon us confirming receipt of deposit payment and not before. Please note that Full Payment is required seven days before your arrival. In the event of a cancellation, the following terms and conditions apply; If a booking is cancelled 14 days or less prior to arrival, a charge equal to 50% of the booking will be made.  If a booking is cancelled 8 days or less prior to arrival, a charge of the full booking will be made. Bookings cancelled 15-30 days before arrival, a charge equal to  the first night’s stay will be made.  Bookings cancelled more than 30 days before arrival will be charged at the first night stay or deposit amount.(See also terms in our Freetobook Bookings & Cancellation page). Should there be a future national lockdown imposed by government, we will of course refund any deposits paid where guests are not permitted to stay with us or offer an alternative date.

In the event that we have to cancel a guest booking due to unforeseen circumstances or circumstances beyond our control, we will fully refund any deposits already paid.  We will make every effort to direct guests to alternative and suitable accommodation, or if possible, offer alternative dates for a later stay with us.  This will be the limit of our liability. 

We have a strict NO SMOKING policy at Rosanne Bed & Breakfast

Due to allergies, we DO NOT take PETS

We do not offer ONE NIGHT STAYS during our busy periods. Where ONE NIGHT STAYS are booked, these have an additional supplement of £20 (for all rooms) in order to cover cleaning & laundry costs.

*Food Allergies and Special Diets;

Whilst we will always try to meet the needs of our guests requiring special dietary needs, we cannot cater for guests with Life Threatening Food Allergies as we cannot ensure the provenance of the food ingredients we purchase. *Guests must inform us of any allergy or intolerance at the time of booking.

During any Covid-19 restriction period we will limit the number of rooms we open in order to comply with government regulations & guidelines. If you wish to book for more than 2 people, please ensure that you contact us prior to booking on 07847 883027

Covid-19 Policy & Guidelines for Guests

Outstanding balances for all bookings are requested prior to arrival under our Covid Safe Procedures to avoid direct contact with cards/cash etc.  We strongly advise guests to take out their own TRAVEL INSURANCE in case of short notice or unforeseen cancellation.

Guests will be asked to confirm to their knowledge, that they have no symptoms or have been in close contact with anyone who may have displayed symptoms of Covid19 in the 2 weeks prior to arriving at Rosanne B & B. We will endeavor to ensure that all guests are kept safe at all times whilst with us. Prior to arriving, guests will receive an email questionnaire asking for details relating specifically to location and contacts prior to arrival which must be acknowledged and completed before we can accept guests staying at the property.  

At Rosanne Bed & Breakfast, we aim to comply with the strict guidelines set out by government with regard to both our own and our guest’s safety at all times.  We are mindful that Covid-19 still presents a threat to us all and therefore we have set measures in place to help mitigate avoidable and unnecessary contamination and potential transfer of this virus. We would also respectfully ask our guests to play their part in this task by ensuring where possible they comply with government directives concerning social distancing, hand cleanliness and protective items where at all possible. We also expect any guest who believes that they may have symptoms of Covid-19 whilst staying with us, informing us immediately in order that appropriate action can be taken and that other guests are not adversely affected.

We would ask all guests to comply with the following guidelines whilst staying with us;

Use hand gel (provided) when entering/exiting the property

Use hand gel (provided) before entering or leaving the dining room

Observe a minimum 1 metre distancing in the dining room

Wash hands regularly & thoroughly (liquid hand soap in guest bathrooms) whilst in guest rooms

Ensure that tissues and wipes are placed in bins provided

Adhere to 1 metre minimum distancing to avoid close contact with other guests

Carry personal face masks for use in hallway & landing (public spaces) 

Avoid leaving personal items on surfaces where possible

Avoid leaving rooms at the same time as other guests

DO NOT leave used face masks, disposable gloves, newspapers/magazines in rooms

Avoid touching surfaces, handrails & handles wherever possible

Above all, be respectful of others
